New owner Should you decide that managing your own property appears complicated or will take up too much of your time then you will need to appoint a Property Manager to do it for you. The best advice we can give you on how to choose the right Property Manager is to do some research. Speak to different Property Managers, (the one who will actually be in charge of your property), and ask a few questions like:
What sort of checks do you do to determine the suitability of tenants? How thorough are your PCR’S, (Property Condition Reports)? How and when will I get paid? Am I informed of maintenance issues? How often do you do routine inspections? What is your experience as a Property Manager? How much are the management fees? Bear in mind that your research should entail more than just comparing management fees. The cheapest deal may not always provide the best service or protection for your property.
Overview of how we manage your property
- Determine the appropriate rent for your property and the area.
- Word advertising to attract the right tenant.
- Show prospective tenants through your rental property.
- Make available Tenant Application forms and explain all that it entails including privacy laws and the Real Estate Act.
- Follow up on the information provided by the potential tenant/s on their application form to determine if they are suitable.
- Carry out a PCR, (Property Condition Report), which outlines a thorough condition of the entire property.
- Draft the Tenant Lease and organise for the tenant to sign it.
- Inform the new tenants of their rights and obligations as per their lease.
- Arrange rent payments with the tenant.
- Process bond and rent money received from the new tenant.
- Send the bond form and bond money to Bond Administration.
- Keep accurate records of rent payments and issue receipts with each one.
- Check with landlord regarding any maintenance issues prior to approving them.
- Keep records of any maintenance carried out.
- Conduct regular inspections on the property.
- Be aware of when to increase the rent and by how much.
- Know when it is appropriate for a periodic or a fixed tenancy agreement.
- Know when and how to end a tenancy agreement.
- Prepare re-lease documents.
- Be aware of the legal procedures regarding tenant overdue rent, breaches and evictions.
- Know what to do at the end of a tenancy including Bond Dispersal.
- Keep the owner informed regarding any and all issues with their rental property.
- Pay landlord rent income in the first week of each month.

Linda has extensive knowledge and experience in Property Management. Her attention to detail from leasing a property to property maintenance and keeping tenants and owners informed of procedures is highly efficient and professional. In essence her management style is one of "getting it done". You can be assured that having your property managed by Linda means it will be in very capable hands. Linda also manages the Property Accounts. This involves receipting tenant payments, organising creditor payments and taking care of end-of-month payments for landlords.
